Does this particular 3 BHK make sense at this particular price for your intended use?

It does not automatically tell you:

These are locality-level indicators rather than valuations for individual flats.  Koba therefore sits above the broader Gandhinagar average in this dataset. But I would not use ₹4,678/sq ft as a calculator for every Koba apartment.

Because the underlying properties aren’t identical. A new premium project, an older resale flat, a large-format apartment and a compact 3 BHK can all sit in the same locality while having completely different values.

The Biggest Mistake: Multiplying the Advertised Area by the Locality Rate

Suppose a developer advertises:

3 BHK — 2,400 sq ft — ₹1.10 crore

A buyer may calculate:

₹1.10 crore ÷ 2,400 = approximately ₹4,583/sq ft.

Housing.com currently shows a large number of properties and projects in Koba, including both new projects and resale inventory. Its August 2026 page lists more than 2,000 flats across property categories and more than 1,500 2- and 3-BHK properties.  This is another reason I would not allow a broker to create artificial scarcity.

If someone says:

“This is your last chance; there are no other options.”

check the market yourself. There may be plenty of alternatives. The more choices you have, the less reason you have to make a rushed decision.

I would seriously reconsider buying if:

But those positives are already visible to the market. That means you should not assume you are discovering an overlooked opportunity. You are buying into a market that other buyers and developers already know about. So the advantage comes from buying correctly.

If I were choosing today, I would rather buy a ₹90–95 lakh well-designed 3 BHK with strong usable space and clean documentation than pay ₹1.15 crore simply because the more expensive project has a bigger clubhouse. I would also rather wait three months for the right property than spend the next ten years regretting a rushed purchase.

Yes, Koba deserves to be on a serious buyer’s shortlist—but I would not buy blindly. The current market data shows Koba apartment rates around ₹4,678/sq ft on average, while actual 3 BHK listings span a much wider range depending on project and configuration. 

The locality also has genuine infrastructure advantages. GMRC’s Phase-II network includes Koba Circle, Juna Koba and Koba Gam, making connectivity a real factor rather than merely a marketing promise.
